2012 Mayor's Small Business Awards Announced | Maui Now

Last night, Mayor Alan Arakawa in conjunction with the Maui Chamber of Commerce presented the 2012 Mayor?s Small Business Awards at the King Kamehameha Golf Club Waikapu Ballroom.

?Small business isMauiCounty?s most important economic engine, and we should never forget the sacrifices that business owners make every day to keep their businesses operating,? said Mayor Arakawa.

San Diego woman gives birth while on the freeway

SAN DIEGO (AP) ? A San Diego woman who was four days past her due date gave birth to a boy while her husband sped 85 mph to the hospital.

U-T San Diego (http://bit.ly/HtI2gO) reports 29-year-old Christy Henry woke her husband Matt at midnight Friday when she started feeling contractions. By the time he dropped their toddler son off at a friend's house and returned home, Henry's contractions had worsened.

As they dashed on Interstate 5, Henry delivered the couple's 6-pound baby in the front passenger seat. They noted the time of birth, 2:03, on the dashboard clock.

Once they got to the emergency room, dad got to cut the umbilical cord.

Matt Henry, who's a pastor, said things didn't go according to plan "but the Lord had us in mind. We didn't panic."

The Long-Term Benefits of Juicing

How to Interview a Real Estate Agent | Orem Homes

Why does a buyer need to interview a real estate agent? Because the realtor will be representing the buyer in finding and purchasing a home, a very expensive investments. The real estate agent is working for the buyer so it is a good idea to know some things about the person you are about to hire. The buyer needs to know if the real estate agent qualified to handle the job and also if the realtor will work in a professional, timely and ethical way. Here are some things you should ask your potential agent during the interview:

How long have you been a real estate agent? It is a good idea to find out how long the agent has been in the business. A new agent may spend a lot of time with you but an experienced agent may sometimes not be available. The difference is in the experience level. The lack of experience on the new agent?s part may not serve you well. A well seasoned agent may require you to do some of the work on your own, for example, driving around the neighborhood to see if you like it. The difference in experience will be tested during the transaction ? offer, presentation and negotiations.

It is easy finding a home but make sure your agent can draft a contract, negotiate the best terms for you and perform all the necessary and required documentations. Make sure the real estate agent is experienced, educated and knowledgeable in the purchase of homes because a small mistake can cost the buyer a lot of headache, time and sometimes money. Always ask for your realtor?s background, education and experience.

What is your strategy of searching for and finding a home? Ask to see a copy of your realtors ?plan of action?. How will he or she go about finding a home for you? What will he expect you to do? Have the real estate agent explain his or her plans. It is advisable to arrange a meeting with a lender to determine how much house you can afford before going out to look. Ask your real estate agent how he will do his job and what he expects of you, the buyer.

How do you negotiate the best deals for your buyers? Ask your agent if he or she will help you decide on a price to offer after you?ve found the home you like. The negotiation is a give and take situation between you and the seller but will your real estate agent be involved? Is your agent knowledgeable and creative enough to make the deal work?

For example, if the buyer wants the seller to pay closing costs and a home warranty, the seller may agree to pay one and deny the other. Rather than walk away from the deal, the agent can suggest that the buyer pay for the other cost by either paying cash or increasing the offer price to include that cost. There are different ways to construct a transaction but the agent needs to be knowledgeable on what can be done.

Can you please provide references? References and testimonials are important because they tell you how your realtor will work with you. References come from past clients so when a real estate agent has the knowledge, ability and patience to help families and individuals, they will say so. Good references should say more than just, ?great job? or that Tom is a wonderful real estate agent. Look for references that actually say what the real estate agent did that makes them different from others. If the agent is new ask for references from their broker or past employers and colleagues.

FIFA backs revamp of corruption investigation body

ZURICH (AP) ? FIFA will change the way it investigates corruption and is prepared to examine any "credible" evidence of past wrongdoing, president Sepp Blatter said Friday.

Hailing a "historic day for FIFA's reform process" after a series of scandals, Blatter said it would revamp its ethics committee to create separate investigating and prosecuting units with new, independent leaders.

Blatter said the proposal presented by FIFA's anti-corruption adviser Mark Pieth got strong backing from his executive committee, some of whom have recently been cleared of corruption allegations by the existing ? and often maligned ? ethics body.

"Unanimously they agreed to this new approach in our, let's say, efforts for more transparency and integrity," Blatter said at a news conference announcing efforts in a promised two-year drive to clean up the world soccer body.

FIFA's reputation has been rocked by claims of bribery and vote-rigging that marred FIFA's presidential election campaign last year and voting in 2010 for the 2018 and 2022 World Cups.

The credibility of Blatter's organization was also harmed when the existing, single-chamber ethics committee failed to gather enough evidence to prosecute some allegations.

"FIFA has ... shown a lack of pro-active and systematic follow-up on allegations," Pieth wrote in a report submitted to FIFA on behalf of his 13-member expert panel advising on transparency and clean government. "In some instances, allegations were insufficiently investigated."

The revamped ethics court could start work immediately after being approved by FIFA's 208 member nations in May.

"The new ethics committee will have the possibility to initiate investigation in case of credible allegations," Blatter said.

Pieth, a former United Nations investigator, recommended in his report that the new ethics body's "procedures and organizational measures will be applicable to past behavior."

One of Pieth's fundamental demands looks likely to be met, with FIFA set to allow outsiders unconnected to Blatter's so-called "football family" to oversee the judicial process.

FIFA said Pieth will choose three candidates to chair each of the investigative and judging chambers, and member countries will vote at the May 25 congress in Budapest, Hungary.

FIFA also will ask its congress to approve an audit and compliance committee exerting tighter financial controls on the world governing body, which shares much of its billion-dollar income with its member federations.

On Friday, FIFA announced it made a profit of $36 million in 2011 and increased its reserves to $1.3 billion.

FIFA also is setting aside $100 million to insure the salaries of all players against injury on official national team duty. FIFA says the policy should take effect on Sept. 1, and will cover all matches played on FIFA international calendar dates.

Blatter said the congress also should choose FIFA's first female member of the executive committee, which is currently a 24-man panel. The member is expected to be voted by acclaim at the 2013 FIFA Congress.

The NFL may not be interested in exploring the depths of the intentional-injury rabbit hole, but the disclosure of a bounty system in New Orleans and multiple reports of similar programs elsewhere has created a feeding frenzy when it comes to accounts of teams encouraging players to attempt to hurt opponents.

The latest allegation comes from former Vikings defensive lineman Brad Culpepper. who claims that, in the 1990s, the defensive linemen were coached on the finer points of knocking the quarterback out of the game.

?We practiced techniques to injure players,? Culpepper said on Mike Bianchi?s Orlando-based radio show, via Jeremy Fowler of the St. Paul Pioneer Press.? ?We would dive on a mat and aim for the knee portion of a pad like it was the quarterback, and we would practice going at that and trying to bust the quarterback?s knee. You knock the quarterback out, you win the game. . . .? If you pull on their arm and land on their shoulder, you can dislocate [the shoulder] and then they?re out.? We used to practice that, too.?

Former Vikings defensive end Chris Doleman disagrees.? ?That wasn?t a part of it,? Doleman told Fowler.? ?I would know.? I was a starter.? It was never about hurting a quarterback.? Intimidating a quarterback, knocking him around ? absolutely.? One hundred percent.? But not injuring. . . .

?Maybe why [Culpepper's] going in that direction is this, for example ? when you try to get a quarterback down, the way to strip a ball is to get his arms straight,? Doleman said. ?If you look at film, when I?m going after a quarterback, we put our arms down on his arms, like we?re putting him in a bag, so he has no control over the ball.? Can?t throw it.? But that?s proper technique, nothing else.? Our thing was, cause a disruption in the backfield ? but to get the ball back, not to hurt.?

Culpepper contends that no money was offered for inflicting injury on quarterbacks.? ?I would have done anything to gain favor with the coaches or my teammates,? Culpepper said.

Complicating matters is that, from 1992 through 1995, the Vikings? defensive coordinator was Tony Dungy, who enjoys a stellar reputation throughout league and media circles.? But the defensive line coach from 1992 through 1994 was John Teerlinck, who found himself summoned to the league office in 1996 for a meeting with Commissioner Paul Tagliabue regarding Teerlinck?s reputation for instructing defenders to go low on quarterbacks.

Thus, while it?s possible that Teerlinck was teaching defenders to aim low and/or to drive shoulders into the ground, it undoubtedly would have been something that happened without Dungy?s knowledge or involvement.

Indeed, Culpepper spent only two seasons with the Vikings (1992 and 1993) before joining the Buccaneers, where Dungy later became head coach.? Given that Culpepper worked with Dungy for four years in Tampa and only two in Minnesota and given that Teerlinck never coached for the Bucs and given that Culpepper isn?t claiming that the same practices were used in Tampa, it?s safe to assume that, if anything dirty was going on in Minnesota, Teerlinck was teaching it.

UPDATE 2:53 p.m. ET:? In the full radio interview, Culpepper specifically mentions Teerlinck.? Culpepper never mentions Dungy.? Culpepper also says that ?none of this stuff went on in Tampa.?

Microsoft and TiVo agree to drop ongoing patent suits, we ask the world to follow

At last. A pair of companies decide that bickering (and spending) in the courtroom over patents just isn't worthwhile. In an era where it seems like every technology company under the sun is suing at least one other for nondescript "infringements," TiVo and Microsoft are laying aside their differences. Purportedly, both outfits have reached an agreement "under which both companies will dismiss pending litigation over patents." According to a regulatory filing, nary a patent right was granted to Microsoft by TiVo, but for whatever reason, the two have decided that both can continue operations without any more meddling. It all started early last year, when the folks in Redmond alleged that TiVo was infringing on four of its patents; predictably, TiVo slung one of its many patent-related suits in Microsoft's direction. There are often times when parents are faced with difficult decisions to make and sometimes they don?t always make the wisest one the first time around.? Choose a program based on your little ones needs and where they are in life at this point in time.

?Don?t just choose a class because it has the academic abilities to make your child excel.? The class also needs to offer social skills and activities that stimulate their minds to allow them to be as imaginative and creative as possible.? This will help them to foster their independence and learn how to follow directions and play well with others. ?

3. ?Selecting a class from nothing more than what the word on the street is may not always be the most beneficial for you.? What one parent may term as the perfect school may in fact be the worst choice for your child and vice versa.? You need to look at how well the school is going to work for your individual child and their needs and then make an informed decision.

4. ?Jumping into a program because it is the only one available will only prove more of a hurdle than looking for other options.? Take the time to investigate all of the possible outcomes and not just jump into the first one that sounds as if it might be a good opportunity.? Often times the first choice is not always the best choice.
